Building inspections are strongly advised when you are buying a new home or any other building, including for investment purposes.
It is the responsibility of the buyer to ensure that they have informed themselves as to the risks and nature of the asset they are buying, under common law in Australia. Some research in Australia has indicated that as many as 30% of all homes sold have a major defect. Furthermore, the CSIRO has identified that termites and timber pests will affect up to 1 in 5 homes at some point in their lifespan. CSIRO also report that termites and timber pests cause more damage to property in Australia annually, than storms, floods and fires combined. An inspection also helps new homeowners, who are often competing for properties in a difficult market, to make an informed and unrushed decision about the property they are buying, using their heads rather than their hearts. The identification of previously unknown defects will better prepare you to manage immediate and long-term repairs & maintenance costs that may otherwise have presented an unexpected surprise.

Building and Termite Inspection
This service includes the above items but adds on evidence of termite activity, current or
old as well as any other timber pest damage like borers. We also identify if there are any
conditions which are conducive to or attractive to termite activity.
Premium Building Inspection Package
Many people are unaware that a building inspection excludes electrical, plumbing and gas
systems which are arguably as critical and often as expensive as the structural or building
defects we identify. You need to be a licensed plumber (incl gas) and / or electrician to
comment so whilst we will let you know if – in our experience as builders and building
inspectors – there is anything abnormal, the most reliable form of an Inspection is a
Premium one. We will arrange for licensed and insured plumbers and electricians to also
inspect the property, collate their reports and provide you with information like:

  • Evidence of non-standard or non-compliant works
  • Current condition and type of systems installed
  • Any defects identified
  • Any safety hazards identified You are also able to speak with these inspectors and seek clarification of any points raised.

When we attend a building, we do a full inspection including:

  • All internal areas – every room, including storage areas etc.
  • Inside the roof space (sometimes called roof void or cavity)
  • Underneath the floor (unless it’s a concrete slab)
  • On the roof of single storey buildings. Should you require 2+ storey roofs inspected, prior arrangements should be made for safety reasons.
  • All external areas
  • The site (eg. decks, fencing, carports etc.)

All building inspections are limited to accessible areas of the building and site. You should always expect that limitations on the scope of the inspection will occur. For example these include wall, ceiling and floor coverings, fixed fittings like cabinetry and external elements such as landscaping, preventing us from full inspection. As we complete a limited assessment of serviceability we will open and shut doors and windows etc. but if we can’t see it or get to it safely it may be excluded from inspection. These limitations and obstructions will be documented, and we will give our opinion as to the degree of risk that undetected defects represent. Where the risk is medium – high we advise you get owner’s permission for a more invasive inspection prior to purchase.
An invasive inspection usually involves moving furniture or stored items, opening locked areas, cutting access holes into the subfloor or ceiling cavity and similar activities which we of course cannot do without prior owner’s permission. The owner’s agreement must be provided, and we can assist you with a tradesperson as required to both provide access and arrange to reinstate (eg. flooring) after access is provided.

Qualifications vary from state to state as each state has different licensing requirements for
Building Inspections. Inspectors may also have specialist or advanced qualifications in
additional areas depending on the individual. However all Inspectors:

  • Complete a Building Inspection Course with Australian Inspectors Institute
  • Complete additional training including inspection specific training courses
  • Have a trade qualification or undertake extensive training with another independent inspector
  • Have extensive prior construction industry experience

In almost all cases we can get a building inspection done within 24-48 hours, but we can’t guarantee that as it depends on the Real Estate Agent as well. If they can get us into the property, we will certainly have someone who can do it within 24-48hrs.
After the inspection you should expect to receive the Report within 24hours at most. Please advise the inspector if you need it sooner. There are occasionally times when it may take longer to get your report, usually if there are complex building defects – but we will let you know if this happens.

If someone needs an inspection because they need a Local Government Permit – eg. retrospective building compliance, Certificate of Occupancy etc., they need a Building Surveyor rather than a Building Inspector.
